Our step-by-step process

Every great home starts with an idea. We’ll meet with you to better understand yours. Whether you’re interested in a remodel or a new home, our team will sit down with you to understand what you’re looking for. We’ll learn your personal tastes, your wants, and your needs, and take all of that information in order to come up with a design that will satisfy you and your family. We want to make your home a reflection of you. If you already have land for a custom home, we’ll discuss how best to build what you want on what you have. Otherwise, our team will work with you to find the best possible land to suit your needs.

Once we’ve met with you and understand your needs, it’s time to put together a plan for building your home or completing your remodel. During this stage, we’ll work to come up with a comprehensive estimate for the cost and timeline of your project. Everything from the layout of your home to the finishes you want to use will be accounted for. We respect your budget and work within it. During this stage, you’ll be able to review and discuss plans with us as we work towards a PSA. After our thorough planning and review process is complete, we’ll deliver a Professional Services Agreement (PSA) for you to sign. Each PSA we develop is unique and includes charges for interior design, architectural planning, and more.  

Securing your building permits in North Idaho can be a surprisingly complex affair. Much of our beautiful state is public land, which can draw additional scrutiny. These beautiful views and opportunities for outdoor recreation come at a price. We’ll work with you, state, county, and local governments to make sure everything is in order for the custom home you’ve always wanted to build. Utilities also come into play during this stage. We’ll communicate with providers to make sure your property is serviced. For individuals and families building their homes a little further out in the woods, septic tanks, solar panels, generators, and other options are all available. We’ll work with you to understand your needs and deliver exactly what you need to feel at home. 

For custom homes, we need to start from the bottom. We dig up the ground and put your foundation in place, taking care to work with our area’s unpredictable weather. Utilities – sewer lines, septic tanks, or underground power lines – come next. We carefully consult your plans throughout this process, making sure that everything is exactly as it should be. Remodels also require this same careful approach. Once we have a foundation established, we proceed through our construction process. We’ll begin with the exterior and basic framing before a rough in of plumbing, electrical, and HVAC systems. Eventually, we’ll progress through adding insulation and drywall. Then, we’ll add interior finishes – paint, countertops, lighting, and more – before polishing up the outside of your home with landscaping.

Once construction on your home is complete, there’s still more to be done. We’ll go over our final punch list, making sure that all of the small touches are completed to your specifications and satisfaction. Before we give you the keys, we’ll walk through your new home or completed remodel with you, going over every detail. We want to make sure that you’re completely satisfied. Our skilled craftsmen will clean up after themselves and make sure we don’t leave a trace of our presence behind. Once you’re happy with your new home or completed remodel, we’ll conclude our business, but the team at SMITHWRIGHT will remain available and ready to respond to any issues that may arise long after you’ve moved in.
